Uniting NSW.ACT has unveiled its proposed masterplan for the redevelopment of its Church Road seniors living precinct in the southwest Sydney suburb of Yagoona.
Spread across three multi-storey buildings, the redeveloped site will feature 218 new retirement living apartments – 11 of which will be affordable homes – and 90 residential aged care places, including specialised dementia care.
The Canterbury-Bankstown region is one of Sydney’s largest and fastest growing areas and nearly 15 per cent of residents are aged over 65, but housing supply is not keeping pace.
Uniting NSW.ACT director of property and housing Simon Furness said the proposed masterplan aligns with the Housing Delivery Authority’s housing initiatives and builds on the not-for-profit provider’s history of providing care to the Canterbury-Bankstown area.
“Uniting has provided aged care services to seniors in Yagoona for more than 40 years,” Mr Furness said. “What we’re continuing to hear is that more seniors want to downsize locally, while maintaining their existing social connections and access to established services and support networks.”
The plan for Yagoona will be to create an integrated seniors’ village that delivers retirement living, affordable housing and on-site aged care, alongside a full suite of amenities, including:
- a swimming pool
- dedicated seniors’ gym
- hairdressing salon
- clubroom
- multipurpose room
- café
- cinema
- chapel.
There is also a strong emphasis on ensuring access to open spaces – 35 per cent of the site will be landscaped gardens – and amenities that support wellbeing.
“These spaces are designed to promote relaxation and foster connections between residents and the wider community, and feature vegetable plots, an outdoor chessboard, putting green, bocce green, exercise station, barbecue areas, sensory gardens and a leafy walkway,” Mr Furness said.
Uniting NSW.ACT plans to submit the State Significant Development Application in late 2026 and is currently seeking community feedback to inform the final design of the proposed masterplan.
